Estimateria vs On-Screen Takeoff for door, hardware and finish takeoffs
On-Screen Takeoff has been in commercial estimating departments for a very long time, and its multi-condition takeoff — draw once, feed several conditions — together with Typical Areas is still the best answer we found to the problem of the same room appearing two hundred times. It is also Windows-only, converts PDFs to images, and its public reviews call it dated, slow on large files and expensive. Estimateria trades that depth of measurement for reading the door, hardware and finish schedules off the sheet and pricing them, in a browser.
What On-Screen Takeoff is
A Windows desktop product from ConstructConnect, paired with Quick Bid for estimating. Its distinctive features are patented multi-condition takeoff, Typical Areas and Groups for repeated layouts, overlay for plan revisions, and Takeoff Boost AI (Auto Takeoff, Auto Count, Auto Link, Auto Name). There is no Mac, browser or mobile client, and PDFs are converted to TIF images. Licensing moved from perpetual to subscription, and since December 2025 seats are bound to authenticated accounts with one active session each. Pricing is quote-only.
What Estimateria is
A browser workspace built around the schedules. The set is classified on upload, the door, hardware and finish tables come off the pages into an editable grid keyed by door mark, hardware sets break into items priced from suppliers, and every row keeps the page and region it was read from. Millwork is measured on a calibrated plan with conditions, assemblies, supplier quotes and a recap behind the measurements, so a bid can be built without leaving the browser.
How the same job goes
One door schedule on a set of architectural PDFs, from the drawings to a priced, exportable list.
In On-Screen Takeoff
- 1Install on a Windows workstation; the PDFs are converted to images on import.
- 2Set up conditions for the trade, then calibrate and draw.
- 3Use multi-condition takeoff so one drawn area feeds several conditions at once.
- 4Apply Typical Areas to the layouts that repeat across floors.
- 5Overlay the revised sheets when the addendum lands.
- 6Push to Quick Bid for the estimate, or export one-way to Excel.
In Estimateria
- 1Open a browser on any machine; the original PDFs stay PDFs, with their text intact.
- 2Upload the set; pages are classified locally and the schedules located.
- 3Select the schedule on the page; the rows land in the grid, one per door mark.
- 4Review the flagged rows with the drawing one click away.
- 5Measure millwork on a calibrated plan; mark drawn-once millwork as typical at N, and give each measurement a condition.
- 6Hardware sets break into items, matched and priced from supplier listings.
- 7Level supplier quotes, run the recap, and export the estimating package to Excel, or the marked-up sheets to PDF.

Stay with On-Screen Takeoff when
- Multi-condition takeoff and Typical Areas are how your team works and you are not giving them up.
- Your estimating department is standardised on it, with Quick Bid behind it.
- You need overlay for plan revisions today.
- Manufacturer databases inside the takeoff tool matter to you.
- Windows workstations are the norm and nobody needs to work from a browser.
Choose Estimateria when
- The bid is the door, hardware and finish schedules, and they are read, not drawn.
- You want selectable PDF text — search across the set, not a picture of a sheet.
- Estimators move between machines, or some of them are not on Windows.
- You want two people on one bid with presence and a change feed.
- You want the bid, the supplier quotes and the recap in the same place as the takeoff.
- You want to answer 'where did this row come from' with a page and a region.
Side by side
| Feature | Estimateria | On-Screen Takeoff |
|---|---|---|
| Runs in a browser on any machine | Yes Browser-native, nothing to install. An early desktop app for Mac and Windows exists for local page rendering. |
No Windows desktop only: no Mac, browser or mobile client. |
| Keeps the PDF as a PDF | Yes Text stays selectable and indexed, which is what makes search and extraction work. |
No PDFs are converted to TIF images; reviewers compare it to tracing paper. |
| Multi-condition takeoff and typical areas | Partly Millwork drawn once can be marked typical at N and assigned to a room, which multiplies the takeoff quantity without touching the measured one. One markup feeds one condition; there is no multi-condition takeoff or Groups. |
Yes Patented multi-condition takeoff, plus Typical Areas and Groups. |
| Schedule table extracted to rows by door mark | Yes Door, hardware and finish modules read the table off the page. |
No Built around drawing conditions on the plan. |
| Hardware set breakdown and pricing | Yes Sets split into items, linked, priced from suppliers and a price library, and selected. |
Partly Twelve manufacturer databases and Quick Bid for the estimate; not a hardware set workflow. |
| Estimate behind the takeoff | Yes Conditions, assemblies, labor rates, supplier quote levelling, alternates, allowances, unit prices and a recap that compounds contingency, escalation, overhead, profit and bond. |
Partly Quick Bid is the separate estimating product it pairs with; the takeoff itself pushes to it or exports one-way to Excel. |
| Search the whole set by text | Yes Full-text search across every page, plus find within the open sheet. |
No Image conversion leaves no text to search. |
| Revision overlay | Partly Sheets of a reissued set are paired by sheet number, with your takeoff cost inside each changed area. It reads text, not lines, and there is no visual overlay. |
Yes Overlay for plan revisions. |
| Two people on the same bid at once | Partly Presence avatars, live pointers on the drawing (markup editor and the PDF pane of the takeoff tabs), selections in the editor, follow mode (click a colleague to go to their page, scroll and zoom), pinned comments with mentions and assignment, an in-app inbox and an activity feed. Pointers and pages are pushed over a websocket; the rest refreshes by polling. |
No No real-time collaboration; since December 2025, one active session per seat. |
| Symbol counting | Partly Doors, rooms and count-by-exemplar as reviewable suggestions. Accuracy measured on synthetic drawings only. |
Yes Takeoff Boost adds Auto Count, Auto Takeoff, Auto Link and Auto Name. |
| Where a quantity came from | Yes Every row and accepted detection carries its page, region and producer. |
Partly Quantities tie to the condition drawn on the sheet. |
| Price you can see before you call | No Free to sign up; no published price yet. |
No Quote-only; no public price. |

What Estimateria does not do
If one of these decides the job for you, On-Screen Takeoff is the better answer and we would rather you knew now.
- No multi-condition takeoff or Groups. Typical-at-N multiplies a quantity you have measured once; it is not Typical Areas.
- No visual revision overlay; reissued sheets are compared by number and text only.
- No 3D and no BIM. Volume is an area times a depth you enter.
- No manufacturer databases. The price library is your own supplier lists.
- Nothing runs offline. The Mac and Windows desktop app is early and needs the deployed site.
What it costs
- On-Screen Takeoff
- Quote-only; no public price. Licensing moved from perpetual to subscription, and from December 2025 seats are bound to authenticated accounts with one active session each. Reviewers describe it as expensive with mandatory maintenance.
- Estimateria
- Sign-up is open and free while the product is being built, so there is no published price yet. The free calculators need no account at all.
Prices are what the vendor published when this page was reviewed, and they move. Check with On-Screen Takeoff before you budget.
Common questions
Is this a replacement for On-Screen Takeoff?
Not across the board. If your work is drawn conditions and typical areas, OST does things Estimateria does not do at all. If your work is the Division 8 and finish schedules, the schedules are read here rather than drawn.
Why does it matter that OST converts PDFs to images?
Because everything downstream depends on it. Selectable text is what lets the whole set be searched, a schedule table be read off a page, and a row keep a link to the words it came from. Once a sheet is a picture, all of that becomes optical work.
What about the repeated-layout problem?
OST's multi-condition takeoff and Typical Areas are genuinely the better answer. Here you can mark drawn-once millwork as typical at N, and it multiplies the takeoff quantity without changing the measurement, but nothing draws a master layout and applies it, and there is no multi-condition takeoff.
Who owns On-Screen Takeoff?
ConstructConnect (On Center Software), which is owned by Roper Technologies. It is often misattributed to Trimble.
