Millwork
Millwork, measured on the plan, priced by what it costs to build
Millwork never arrives as a schedule. It is traced on the floor plan at a scale you calibrate -- area with cutouts, length, count, perimeter, volume -- and every condition carries its own CSI code, cost, and attributes rather than a label you have to remember what it means.

How it works
-
01
Calibrate the page
Every page has its own scale. A known length sets it, or a preset scale does, and the status bar says whether a page is calibrated before you trust anything measured on it.
-
02
Arm a condition and trace
Base, wall panel, countertop, a wood door -- pick a condition from the condition bar (keys 1-9), and drawn shapes take its colour and CSI code automatically.
-
03
Fill in attributes
Height, depth, material, AWI grade, door and drawer counts -- whatever the condition asks for. A ruler button pulls a measured dimension straight from a selected markup instead of retyping it.
-
04
Read the takeoff table
Every traced condition lands in a table, grouped and subtotalled by subject, page, or type, each row still linked to the markup it came from.
-
05
Price it
Assemblies -- formulas over the takeoff quantity and the condition's own attributes -- turn quantity into direct cost, against your shop's cost items and labour rates.
-
06
Recap and export
A bid form: direct cost by condition, percentages stacked in order (contingency, escalation, overhead, profit, bond, tax), and a scope letter with inclusions and exclusions generated from what was actually taken off.
What it does
- A full markup editor, not four measure tools
- Shapes, clouds, callouts, stamps, dimensions, layers, snapping, groups -- the same drawing tools as the rest of the workspace, not a stripped-down measuring mode.
- Your shop's own prices
- Assemblies and cost items ship as structure and formulas, with every price and rate left blank until your shop fills it in. Nothing is invented on your behalf.
- A floor, not a price, when something is missing
- A condition with no assembly, a cost item nobody has priced, or a formula missing an answer -- each is reported by name, and the bid price is marked a floor until every one is resolved.
- Compare against the last issue
- Pick a previous issue of the set and see which sheets changed, by sheet number, with the dollar value of your takeoff sitting inside each changed area.
Common questions
What can be measured?
Area with cutouts, length, polyline length, count, perimeter, and volume, plus dimensions and a viewport tool for a scaled detail.
Does a condition come priced?
The formula and structure ship; the price does not. Your shop's cost items and labour rates start blank, and re-seeding the catalog never overwrites a price you have set.
What happens if I have not answered something a formula needs?
The line reports which answer is missing by name rather than silently pricing at zero or skipping it, and the bid price is marked a floor until it is resolved.
Can two people work the same set at once?
Yes. You see who else is on the file and the page they are on, with a live cursor and selection outline in their colour, and a click to follow them to their page, and both sides stay in step within a few seconds.
More of the workspace
- Schedules Door schedule Every door on the set, one row per mark, with hardware and finish hanging off the same row.
- Schedules Hardware sets A hardware set breaks into items, each one matched to a catalog part, priced, and chosen.
- Schedules Room finishes Finish codes read from the specification, one record per code, tied to the doors that carry them.
