A desktop app that reads the set on your machine

Page reading, page classification and floor plan detection run on your own hardware instead of a queue, so a big set opens fast and stays fast. It is the same workspace, the same sign-in, the same projects — just faster, in its own window.

Version 0.1.1 · early build, unsigned — macOS and Windows will warn on first launch.

What runs locally, and what stays on the server →

Runs on your machine

  • Page reading, page classification and floor plan detection
  • Files cached to disk, so a reopened set never re-downloads
  • Native page rendering for smooth zoom and scroll on dense drawings

Nothing changes for your team in the browser — the desktop app is opt-in, per person.

A set that has read itself before you open it

Upload the drawings and the spec book, and the pages come back labelled: floor plans, schedules, details, sections, elevations. The door, hardware and finish schedules are found for you, with the table region already outlined on the page.

Pages it could not read — a scan, a photograph — are put in front of you under Needs a look rather than quietly dropped. Nothing hides.

Set a page type yourself and it stays set — and the classifier learns from the correction.

Suggestions you decide on, not numbers you have to trust

Ask on a floor plan and the doors and rooms come back marked on the drawing. Box one symbol and every look-alike on the page is counted. Nothing becomes a quantity until you accept it, and a decision you have made is never overwritten by running it again.

Every accuracy figure so far comes from drawings we generated ourselves, so the product treats each result as a candidate to check against the sheet.

Nothing counts until you accept it

From the set to the estimate, in six sheets

The whole job in the order you do it. Each step keeps the link back to the page it started on.

  1. A-101

    Upload the set

Drop in drawings and spec books as PDFs. The pages come back labelled by type, with the schedules already found, and the text of the whole set searchable.

    Page index · search
  2. A-102

    Extract the schedules

Select a schedule on the page, or let the table region be found for you, and pull it into the grid. Doors, hardware and finishes each get their own module.

  3. A-103

    Measure what no schedule lists

Millwork, casework and trim are traced on the floor plan at a calibrated scale. Area, length, count, perimeter and volume, each condition carrying its own CSI code.

    Millwork · calibrated
  4. A-104

    Review in the grid

Edit cells in a real spreadsheet grid. Unusual values are flagged so you look at them first, not last, and every row still points at its page.

  5. A-105

    Price the hardware

Hardware sets break into items you can link, price and select, with a price finder for the ones you cannot match.

    Linked → priced → selected
  6. A-106

Price it and send it out

Measurements carry a cost through conditions and assemblies into a running bid and a recap. Export the estimating package as Excel, or hand over a flattened PDF set with the markups burned in.

What no schedule lists, you measure on the plan

Millwork, casework and trim never arrive as a table. Trace them on the floor plan at a scale you calibrate — area with cutouts, length, count, perimeter, volume — and each condition carries its own CSI code and attributes.

It is a full markup editor, not four measure tools: shapes, clouds, callouts, stamps, dimensions, layers, snapping, groups. Quantities land in a takeoff table you can group, subtotal and export.

Every item moves from the page to a price

A hardware set on the schedule becomes a row of items. Each one is read from the drawing, matched to something you can buy, priced, and chosen, and where it stands is visible at a glance, not buried in a cell note.

Every number keeps its address

A row here is not a cell someone typed. It knows the region of the page it was read from, and one click opens that sheet at that spot — which is the difference between checking a number and taking it on faith.

The same is true of the people on the bid. You see who else is in the set and the page they are on, their cursor and their selection on the drawing, and comments pin to the place they are about, assigned and with mentions, instead of arriving as an email about a door. Click a colleague’s avatar and you follow them to their page.

Built for the size of a real set

Plan sets run to hundreds of sheets. The viewer moves through them continuously, you can select and copy the text straight off a page, and search covers the whole set rather than the page you happen to have open. ⌘K goes to any project, sheet, markup or action, and the assistant beside the grid reads the set, edits the sheet, can draw takeoff markups on a millwork plan, and answers with citations that open the page.

Number
Rows keyed by schedule Number Hardware and finishes attach to the door mark, so a change to door 102 lands on door 102 everywhere.

What is inside the workspace

Sign up, name your shop and start a takeoff. The calculators below need no account at all.

Create an account
Door schedule
One row per door mark, with hardware and finish hanging off the same row.
Hardware sets
A project-wide list of items, each with a source on the page, matched to catalog parts, priced and chosen; the door table shows them as chips.
Room finishes
A project-wide list of finishes with a source on the page, tied to the doors that carry them and shown there as chips.
Millwork takeoff
A full markup editor on the drawing: shapes, clouds, callouts, stamps, dimensions, calibration, layers.
Millwork items
A schedule of the millwork called out in the spec book, one row per item, linked to what you measured on the plan and to the hardware and finishes that belong to it.
Price library
One place to search, save and reuse prices across every project, with supplier lists imported from CSV, Excel or a PDF and quantity breaks kept with them.
Data extract
A table out of a single PDF, without opening a project first.
Estimate and recap
Conditions, assemblies with waste, labor rates and cost items feed a running bid. The recap compounds contingency, escalation, overhead, profit and bond, with alternates and allowances, and a scope letter reads from it.
Supplier quotes
Quotes recorded against what they cover, levelled side by side, with disagreeing exclusions flagged.
Estimating package
The takeoff, job setup and door matrix generated as an Excel workbook you can open and send.
Markups List
Every markup in a table with columns, filters, grouping and formula columns, exported to Excel or as a flattened PDF.
Revision compare
A reissued set paired to the previous one sheet by sheet, with changes listed and priced. It reads text, so it does not replace looking at the revision.
Submittals and spec defaults
A status on each item as it goes out for approval, and spec-book defaults you approve before they reach a row.
Desktop app
An early Mac and Windows app that reads and detects on your own machine, with an optional add-on that reads scanned pages. It still needs the site to sync.
Procore connection
Sign in to Procore and choose a company. The connection is checked every six hours; nothing is imported yet.
Assistant
A panel beside the grid that reads the set, edits the sheet, looks up prices, draws takeoff markups on the millwork plan and answers with citations.
Page intelligence
Every page named by type as it is indexed, table regions found, and the text of the whole set searchable.
Floor plan detection
Doors and rooms suggested on the plan, and look-alike symbols counted from one example; you accept or reject each.
Collaboration
Presence, live pointers, follow mode, pinned comments with mentions and assignment, an inbox and an activity feed.
Schedule checks
Duplicate marks, missing hardware sets and odd sizes, caught before the bid goes out.

Questions

How do I get access?

Create an account. You name your shop, and that workspace is yours -- then invite the people you estimate with from the settings screen. The free calculators need no account at all.

What files can I upload?

Drawings and specification books as PDFs. Scanned pages work for viewing, markup and measuring; schedule extraction works best on PDFs with selectable text, and the desktop app has an optional add-on that reads scanned pages.

Which schedules does it read?

Door, hardware and finish schedules each have their own module. Anything no schedule lists — millwork, casework, trim — is measured on the plan instead, at a scale you calibrate.

Can it get a cell wrong?

Yes. Extraction is a starting point for review. Unusual values are flagged in the grid and every row links back to the region of the page it came from, so you can check it against the drawing.

Can two of us work on the same bid?

Yes. You see who else is in the project and the page they are on, their pointer on the drawing, and a click follows them to their page. Comments pin to the spot they are about, with assignment and mentions, and an inbox and activity feed show what is waiting. Everyone in your shop can open every project; there is no per-project sharing yet.

What does the AI actually do, and does it change my takeoff on its own?

It classifies pages locally, finds table regions, and suggests doors and rooms on a floor plan, and none of that counts until you accept it. The assistant answers from your set with citations, edits the sheet, looks up prices and, in the markup editor, can draw takeoff markups on the plan. Review what it did the way you would review a colleague's work.

Can I see what changed since yesterday?

The Activity drawer lists who added, edited or removed markups, commented or assigned a thread, newest first, and each entry opens the sheet it happened on. The markup editor compares a reissued set against the previous issue sheet by sheet, with the cost of your takeoff inside each changed area. It reads text, not drawn lines, so it does not replace looking at the revision.

Does it replace my Excel estimate?

It replaces the retyping. You review the schedule in a spreadsheet-style grid, price the hardware, measure the plan into a running bid and recap, and export an estimating package to Excel or a PDF. If your firm's model lives in a workbook, take the quantities into it.

Are the free tools really free?

Yes. The calculators need no account. They are planning aids, so check quantities against your drawings and specification.
